Deciding to sell your home can be a daunting task. There are many things you’ll need to consider from presenting your home in a way that’ll appeal to buyers, to choosing the best lawyers to represent you. We’ll deal with the whole process on your behalf, from offering your property to our extensive network of contacts, to choosing local estate agents to co-market the property with us. Best of all, in most cases it doesn’t cost any more money than it would do without having us involved.

WE'LL DETERMINE THE VALUE OF YOUR HOME.


We’ll get in touch with local estate agents and will arrange for valuations to be undertaken. Between 4-6 valuations will be carried out to ensure that we are well informed and have the correct pricing. We’ll meet the estate agents at the property and will report back to you with our thoughts on current market conditions, how much the property is worth and how best to proceed.


In some instances, it may be recommended to furnish or refurbish the property in order to make it more attractive to perspective buyers and to achieve more money. In these circumstances, we’ll provide advice on the best course of action to achieve the maximum sale price and will obtain relevant quotes from our extensive network of trusted professionals for any recommendations.

WE'LL CHOOSE THE BEST ESTATE AGENT.


It’s imperative at this stage to make the right choice as this will impact how quickly a buyer is found. Of course, we’ll reach out to our extensive network of contacts, however we feel it’s also important to have a local estate agent on board to co-market the property for added exposure.


Once the estate agent has been chosen we’ll negotiate their terms and fees on your behalf. The rapport that we build with estate agents mean that we are often able to secure a reduction in fees for you. We’ll also make sure that you don’t commit to long sole agency contract periods, as this will restrict you from changing estate agents if needed.

WE'LL FIND THE BEST BUYER.


Once the property is on the market we’ll regularly contact the estate agent to ensure that they’re working tirelessly to sell the property. We’ll keep you updated during the marketing and will let you know how many viewings have taken place and any feedback that’s been provided.


When offers are received we’ll carry out negotiations to achieve the best possible price for you. We’ll carry out the necessary due diligence on the buyer to confirm their buying position and will make sure there’ll be no issues with them financing the purchase.

WE'LL OVERSEE THE SALE OF YOUR HOME.


Securing the buyer is just the first step in what can be a long and tricky sales process.
