HOW IT WORKS


Our goal throughout the search and acquisition process is simply to make your life easier. We get to grips with your requirements so that your involvement in the process is kept to a minimum, whilst we do the legwork for you. We’ll manoeuvre you through your property journey and safeguard you against the pitfalls that can occur. Put your trust in us and we really will save you time, money and stress.

FREE CONSULTATION


During this free consultation we’ll discuss your requirements and create a focused brief detailing the type of property you’re looking for. The more information you can give us at this stage, the better chance we’ll have at selecting the most suitable properties straight away.

AREA ADVICE


We’ll advise on current market conditions and suggest areas that would best suit your brief. If you’re an investor, we’ll also discuss target rental yields and the best areas offering a combination of stability and the best capital growth.

PROPERTY SEARCH


We’ll trawl through thousands of properties and will select the best of the bunch to physically view. Depending on how many areas we’re dealing with this could easily be upwards of 100 properties in total. We’ll view marketed and off market properties.

PRIORITY ACCESS


We'll get in touch with our extensive network of contacts to view marketed and off market/discretely marketed properties. This access can be imperative to the success of the search as the best properties are generally sold prior to being advertised.

DUE DILIGENCE


We use SWOT analysis and pull data from various sources to ensure we’re fully informed. You can have peace of mind that we’ve explored all avenues, giving you confidence that you’re buying the right property, in the right area at the best possible price.

SEND SHORTLIST


We’ll create a shortlist of the best properties and will send them to you with photos, 360 photos & walkthroughs, floorplans and a history of each property. Once you’ve had the chance to whittle down the list further we’ll arrange viewings with you.

VIEWINGS


We’ll view the shortlisted properties together and we’ll give you a tour of the surrounding areas to get you familiarised. If you’re overseas or unable to view the properties, then we can either discuss them further over the telephone/email or ‘walk’ you through them remotely via video call.

NEGOTIATION


We’ll use our experience and ‘tricks of the trade’ to negotiate hard with the seller and estate agent to secure the chosen property at the best possible price. In the majority of cases we’ll negotiate more than enough money to cover our fee.

LEGAL PROCESS


We’ll liaise with all parties on your behalf and will handle any problems that arise until you exchange and complete. We have thousands of property transactions under our belt, so you’ll have the very best representation in Henry Sterling.
